Congratulations! You own a home, and you are eager to protect your new investment. Remember, your home is like a savings account. As you build equity in your home, you accumulate wealth. However, this wealth can be quickly lost due to plumbing issues. To help prevent this, here are five plumbing issues to check in your home yearly.
Hot Water Heater
How water heaters have a limited life. Check it yearly to determine if you need to start saving up for a new one. How water heaters work under intense pressure. This pressure allows the hot water to flow throughout your entire house. That pressure also puts incredible strain on the lines running out of the water heater. Run your finger along the edges of each pipe connected to the water heater to check for leaks. Also, remember that control panels on hot water heaters also have a limited shelf life. Be sure to check that part of your water heater as well.
You should be able to see a U-shaped pipe underneath each of the sinks in your house. This pipe is shaped this way to prevent valuables from accidentally being washed down the drain. It is also something you should check once a year. Run your hand along the pipe to check for any wetness or drips. If you find any, repair the pipe immediately. These drips are quiet, and they can do significant water damage to your home.
Check up on your water meter at least once a year. Make sure it is in an area easy to access and read. Water companies keep track of the meter readings, but you can write down a number yourself at least once a year as well. You can then use this yearly number to correlate it with your water bills once a year. If you suspect there are any issues with your water meter during your yearly check, you can always set up an appointment with the water company to make certain it is properly calibrated.
If your home has a septic tank, you will want to check it at least once a year. Locate where your septic tank is on your property. Walk around the area looking for any seepage of sewage. Locate any paperwork on the septic tank to determine the last time it was emptied. Septic tanks can last a long time, but it is worthwhile to check how far along you are on that timeline at least once a year. This will enable you to save for any forthcoming septic tank repairs. It isn’t much fun to be caught with a huge sewage problem unawares.
Check the plumbing on your toilets each year. Run your finger along the base of each toilet in your house. If there is any leakage, you will need to replace the wax ring underneath the toilet and possibly install toilet shims. Check the flexible pipe that connects the water to the toilet tank. Finally, lift the lid on the toilet tank and look inside. You want all of the flushing mechanisms to be working properly. If you are interested in saving water, you also might want to place a bottle filled with small pebbles inside of the toilet tank. This will help reduce the amount of water you use to flush the toilet.
